Founder and Managing Principal of Aguadulce Companies, Andrés Corrales works at the intersection of urban design, real estate development strategy, and construction. His practice focuses on shaping walkable, human-scale projects and guiding them from early concept through execution.
Born and raised in Miami-Dade County, Andrés has been shaped by South Florida’s neighborhoods, growth patterns, and development challenges. He earned a Bachelor’s degree in Communication Arts from Florida International University and later completed a Master’s in Real Estate Consultancy with a focus on Urban Development from the University of Barcelona, where he developed a deep appreciation for walkable cities, human-scale design, and disciplined urbanism.
Andrés is a Certified Building Contractor in the State of Florida, licensed to build residential, commercial, and mixed-use projects up to three stories. He is an accredited member of the Congress for the New Urbanism (CNU), serves on the Board of CNU Florida, and is the founder of CNU Florida Leaders, a statewide network of professionals focused on the future of urban development.
From 2024 to 2025, Andrés served on the Planning and Zoning Board for the City of Sweetwater, contributing to land-use decisions and policy discussions shaping local growth.
The original foundation of Aguadulce is rooted in expert real estate consultancy. Andrés offers Feasibility Studies, provides second opinions on developments, and acts as an Owner’s Representative to help clients de-risk, reposition, and manage project developments. His consulting expertise, grounded in urbanist principles, remains at the heart of Aguadulce’s value.
Through strategic partnerships, Andrés brings world-class urban designers and architects to the table, ensuring that their innovative designs are realized in line with effective urban design practices.
As a licensed Certified Building Contractor in Florida, Andrés leads the development and construction of residential, commercial, and mixed-use buildings up to 3 stories in the state. This approach aligns with urban design and urbanist principles, emphasizing walkability and human-scale design, ultimately fostering a smarter way to build through effective real estate consultancy.
As a supplement to its other client services, Aguadulce Companies has formed a strategic partnership with Mark Ehlinger (see bio below) to make his capital advisory services available to clients. These services include (1) Financial modeling and planning, (2) Procuring funds for any or all portions of capital stacks, and (3) Managing ongoing lender and investor reporting and relations. This collaboration enhances Aguadulce's real estate consultancy by integrating urban design and urbanist principles into financial strategies.
In any situation where it will be beneficial to a client, Mark can seamlessly supplement the services provided by Andrés to achieve the most profitable outcomes.

Mark Ehlinger has over 35 years of experience in real estate consultancy, working for commercial and multi-family property owner clients on acquisitions, developments, financings, dispositions, and ongoing asset management. His transactional and consulting experience has involved hundreds of properties -- ranging in individual values from approximately $1 million to over $500 million -- in markets throughout the United States.
Mark’s primary area of expertise is structuring and arranging any or all portions of efficient capital stacks, which may consist of mortgage debt, mezzanine debt, preferred equity, joint venture equity, tax credits, ground leases, and/or commercial property assessed clean energy (C-PACE) financing. In the course of this work, he maintains regular contact with a large number of the most active commercial and multi-family capital providers in the country.
Additionally, Mark has a particular expertise in financial modeling and analysis, utilizing urbanist principles to assist clients and capital providers in structuring the most effective and efficient financing transactions.
From 1994 through 2020, Mark worked in the Capital Markets Group of Cushman & Wakefield and with a predecessor company (Sonnenblick-Goldman Co., which was acquired by Cushman & Wakefield in July 2007), where he was a member of project teams that completed over 100 financing and sales transactions with a combined value of over $6 billion.
From 1990 through 1993, Mark worked in the Real Estate Consulting Group of Deloitte & Touche where he conducted financial analysis, market research, and other forms of due diligence in connection with acquisitions and financings of properties by multiple clients.
In addition to his affiliation with Aguadulce Companies, Mark is also a Commercial & Multi-family Real Estate Advisor with Compass, one of the largest real estate brokerage companies in the country, serving both residential and commercial property owners and tenants.
